Technical description:

Bearing structures, ceilings:

The bearing structures are mainly 300 mm thick walls of in-situ reinforced concrete (Class B30), but in some places they are 300 mm thick masonry FIBO walls.

The floor ceilings are made of 50-220 mm concrete, a layer of 60 mm thick extruded polystyrene foam, and a smoothing layer of lightweight concrete.

Terraces:

The terraces make up 21% of the total area of the building. The terrace slope is made of a layer of 2-6 cm of claydite concrete, creating a slope of 0.5%-1.5% for water run-off.

The terraces have double hydro-insulation on two different levels to ensure protection against the running of water in the terraces. Over the heat insulation in the terraces, a layer of 7 cm of enforced concrete is cast. The heat insulation layer on the terraces fully ensures heat insulation for the building’s internal rooms (constructed in accordance with the Latvian Construction Standards). The ceilings under the terraces are heat insulated in a way to avoid thermal bridges. The concrete is covered with high-quality Italian stone compound tiles, and the joints are filled with waterproof joint filler. For the collection of water, there are ACO GALA ramps and ducts on the terraces. The terrace railings are made of stainless steel. The fitting elements of the terrace railings are carefully designed in order not to damage the hydro-insulation of the terraces and to prevent water run-down stains on the facade.

Facade:

Three types of materials are used in the finishing of the facade: untreated concrete that is covered with a transparent anti-dust priming; the ventilated facade is built of ETERNIT facade plates; and the facade is made especially attractive with Estonian-produced THERMORY ash tree boards that have been thermally treated with steam under high temperatures. In this way, the wooden boards selected by us will have a number of times longer service life than standard boards as they do not twist, damage, absorb humidity, expand nor shrink. The facade boards have been in addition treated with German-produced BWS oil of dark brown colour.

Outer walls:

The outer walls are built of 5MP type (compression strength) FIBO blocks with plastering on one side and stone wool and plasterboards on the other side. For the thermal insulation of the facade, 150-200 mm Rockwool stone wool is used.

Windows:

For our houses, we have selected 78 mm thick impregnated and varnished pine-tree windows with aluminium onlays in the facade part.

The windows have double-glass panes. The thickness of the internal glass is 6 mm, it has been treated with selective coating; where necessary, a middle glass of 4-6 mm has been used; the thickness of the outer glass is 6 mm and it has an UV coating. The panes are filled with argon gas and provide noise insulation of 35 dB. The external glass reflects 33% of the external heat energy and 25% from the inside.

The characteristic water resistance is up to 600 Pa; the heat permeability ratio (UV value) is ~1.00 (m²K).

The large glass panes are hardened both from the inside and outside. The glass panes are fitted on the perimeter with Chromatech Ultra frames that ensure efficient reduction of heat loss that usually takes place between the window frame and the glass pane. During the installation, both internal and external steam insulation tapes will be fitted. In the basement, there are installed plastic windows with a 5-chamber system.

Modern-technology air valves ensure convenient and pleasant use of the windows. On the side of the Visbijas Street, the windows have a special, light-toning and partial mirror effect that protects the apartments from the summer heat. There are external and internal window sills in the apartments.

Roof:

The roof has a steam insulation underlayer, hard wool heat insulation in the thickness of 250-300 mm (depending on slope), and double UNIFLEX EKP hydro-insulation has been laid over the heat insulation. In the design of the roof, particular attention has been paid to the protection of the steam insulation layer. The roof venting is provided by aerators.

The roof parapets are made of tinplate and corresponding stone wool heat insulation.

Internal walls:

The walls between apartments are built of 200 mm thick FIBO MPa5 claydite concrete blocks that are enforced and plastered from both sides. The noise insulation of the walls is 55 db that complies with the Latvian Construction Standards. The shafts are made of 100 mm thick FIBO MPa5 blocks.

Security and safety:

There is a CCTV system in the territory, in the car park and in the staircases. All the common areas are fitted with heat and smoke detectors that sends alarms to the Technical Room. The apartments are fitted with an autonomous smoke detection alarm system.

Ventilation:

Particular attention has been paid to good air exchange in the internal rooms. To avoid the ventilation impact on neighbours, there is an individual air discharge duct for each apartment’s kitchen and bathroom. In every shaft there are fans for individual ducts that will ensure sufficient air flow suction.

The ventilation in the underground parking lot ensures the discharge of exhaust fumes through the ventilation shafts.

Conditioning:

In the living rooms of the apartments with area of over 80 m², there will be American-produced YORK inverter conditioners that adjust the air cooling capacity depending on the room’s temperature, thus saving electricity.

Heating:

The building is connected to the gas main of A/S Latvijas gāze. In the staircases, there is a heat metering system that calculates the heat consumption for each apartment.

In the apartments, there are Purmo radiators and convectors with a heat adjusting function. In each apartment there is a collector that ensures balanced distribution of the heat in the apartment rooms and prevents the forming of air bubbles in the heating system.

For additional convenience and comfort, the bathrooms will be fitted with heated floors with a DEWI 535 controller that will make it possible to heat the floors in the desired time and to the desired temperature.

In the boiler room in the basement floor, there are installed latest-generation WIESSMAN condensing gas boilers VITODENS 200-W 30-200 kW that make it possible to save gas considerable in comparison to traditional gas boilers.

Water supply/Sewerage:

The building is connected to the city water main of Rīgas Ūdens.

In each apartment there is a digital water meter that makes it possible for the building’s manager to automatically read the readings of all apartments’ meters in the staircases. The circulation of the hot water is ensured in the building. The hot water is prepared in the boiler room.

In the basement floor, there is also a fire-protection water supply system.

In the territory, there is a precipitation sewerage and drainage system that ensures that the water is discharged from the building and the adjacent territory. On the building’s terraces and roof, there is a precipitation sewerage system with heated ACO GALA rain discharge ducts and terrace funnels. In the basement car park, there is a sewerage system with ACO GALA drainage system ducts that collect all types of liquids (snow, water, oil) produced by vehicles in the basement floor.

The sewerage water is purified from the oils and sand collected in the basement floor. The conditioner condensate discharge system is built separately from the sewerage to avoid smells from the sewerage in the apartments.

In the territory, there is a garden watering system.

Electricity:

The apartments have a well-considered and modern layout of sockets and switches to ensure maximum comfort and conveniences. SIEMENS sockets and switch mechanisms are installed.

Also the apartments’ electricity consumption can be read automatically by the building manager without disturbing the apartment owners.

In the bathrooms, there are built-in LED lamps. In the dwelling rooms, there are light bulbs, and the owners can choose any lamps they like.

The building has a passive lightning protection system.

Elevators:

Two latest-generation Schindler passenger elevators S3100 with specially designed interior (painted and polished wall panels, donors and ceiling) that will take the passengers from the car park to the apartment door. The elevators are operated with a gearless motor, and they are fastened in enforced PU V-belts that ensure especially silent movements of the elevators. The 2nd floor can be accessed with the elevator only with a special key.

Telecommunications:

The building is fitted with the services (Internet, phone, TV) provided by Lattelecom. In every apartment there is an optical cable socket.

Door phones:

The apartments are fitted with Commax video door phones. Every apartment can connect to door phones at the gates, the building and the apartment entry.

In addition, all apartment owners will be provided with magnetic cards for the entry into the territory, the building and in the staircase from the underground parking lot.

Apartment finishing:

The walls and ceilings will be painted with Swedish-produced Becker finishing paint that provides durable resistance of the paint to dust, humidity and even washing. Shadow joints will be built on the perimeter of the dwelling rooms to create a feeling of higher ceilings. Around the windows, sunk-in cases for the curtain poles will be installed.

The floors of the dwelling rooms will be covered with massive oak boards with bevels. These boards are 22 mm thick, about 162 mm wide and 80-2200 mm long. On the perimeter of the floors, there will be installed 140 mm high massive oak floor laths with milled ornaments.

Between rooms, there will be plywood-coated oak panel doors. The doors will be 2300 mm in height and 70-90 mm in width depending on the rooms. The doors will have 120 mm wide door laths. The doors are produced in Latvian door factory Mežmaļi.

The outer doors of the apartments are of plywood coated oak, fireproof, fire-safety class EI30. The doors have increased noise insulation, and they will be fitted with high-quality hinges, locks and handles.

The bathrooms will have Italian tiles on the floors and walls. In the bathroom ceilings, there will be built-in LED lamps that considerably save electricity.

In the bathrooms, there will be installed stone compound bath tubs and stone compound shower tubs of Latvian manufacturer PAA, Willeroy&Boch toilet bowls and sinks. German-produced Grohe mixers and taps and Italian ALPI showers have been selected.

Every bathroom will be fitted with electric oil towel heaters.

The vestibule floors will be covered with Italian tiles.

Car park:

The heat-insulated car park will ensure a comfortable temperature of +5º C the whole year through. The car park has a CO extraction system that collects the hazardous exhaust fumes; also, there is an automatic fire smoke extraction system that opens the basement windows in case of smoke.

Garden:

54% of the territory is a landscaped garden. The perimeter of the territory will be planted with coniferous and foliage trees. The territory will be covered with a lawn; there will be also a garden for vegetables and fruit and beds with decorative plants. The territory will have pavements, wooden benches, a children playfield with a rubber surface, two wooden pergolas, of which one will have a fireplace and a sink. In the evening, the garden will be illuminated with lanterns. On the street side, the territory will be bordered off with a wooden fence, and the remaining territory – with a metal fence.

The spacious fenced territory “Garden Apartments” occupies 6 454 m².

We have created a delightful park with romantic benches in enclosed spaces for all residents of our houses where you can sit and read a book or spend time alone with yourself and your thoughts. In the park of „Garden Apartments” we have built two wooden pergolas, where you can spend time with your friends and celebrate family celebrations. One of the pergolas is equipped with a special furnace and air vent. There are green meadows, evergreen thujas, beautiful shrubs and rhododendrons in the park, but the most gorgeous decorations are fruit trees (apple trees, pear trees, plum trees) – residents of our houses will have an opportunity to gather and eat plums, apples and pears from their own garden. We have taken care of children as well and installed a large high-quality playground with space for sports activities.
