Futuris

Location is one of the most important features of any building. Futuris is located in so-called quiet centre of Riga, which is also called Ambassadorial block. House is surrounded by unique monuments of Art Nouveau architecture that is a pearl of European culture.

Roof:

The building has traditional gabled roof, incline angles 12 and 25 degrees, with especially firm galvanized coating . Roof facing Antonijas street has 25 cm thick insulation and 20 mm wind insulation, enabling constructing comfortable two-storey apartments. All roof drains are heated in winter to avoid ice plugs; drains from balconies and terraces are incorporated into the system. All attic premises are additionally protected from humidity penetration with special construction foils DELTA® and JUTA®. Inner part of roof pie is protected with steam insulating foil. As a result, moisture penetration into rooms under the roof and roof structures is impossible.

Facade:

Building facade is constructed by Ceresit® technology. Walls are built of 30 cm thick FIBO blocks and insulated with 15 cm of high-quality Finnish rock wool PAROC®. Other walls are built of 20 cm thick reinforced concrete insulated with 20 cm of rock wool. To fix the wool, special energy efficient EJOTherm® anchors have been used, not to create “cold bridges” in anchorage places. Thermal conductivity coefficient of both types of non-combustible, breathing wall pie reaches U ~ 0.17 W/m2K and two times exceeds Latvian constructing standard equal to U ~ 0.30 W/m2K.

Terraces:

Flooring on Futuris terraces is made of Siberian larch. It is durable material, it does not require additional finishing, does not crack or deteriorate with time, and receives grayish shade from the UV sun radiation. Railings on the terraces are made of galvanized steel and painted with especially durable powder paint that is going to save metal elements from corrosion for many years.

Walls:

Walls between apartments are built of 20 cm thick FIBO blocks with gypsum plaster and an additional layer of Knauf Diamant® gypsum layer filled with 50 mm thick ecologically clean mineral wool Knauf ECOSE® Technology. For the partition walls, soundinsulating mineral wool Knauf ECOSE® Technology is used again, which is an ecological material that creates optimum microclimate in the rooms. Level of sound insulation between apartments complies to Swedish standards that are higher than Latvian ones.

Windows:

Windows are ‘calling card’ of the building, and special attention has been given to Futuris windows! We have made them maximum large without losing sound insulation or energy efficiency. Acoustic calculations before installation of windows produced notable reduction of noise level, while wooden windows with triple glazing preserve warmth, by also using the sunlight depending on their orientation vs. the Sun. Compliance of window assembly to German system ProClima® guarantees the demanded vapor, wind and hydro insulation and complete absence of condensate on glazing. Furthermore, uninterrupted fresh air supply is ensured via ventilation valves produced by Spilka® (Norway) without damaging warmth and sound insulation and without additional electricity expenses. Southern windows are slightly toned. G-value for Southern windows equals 50 %; it is an optimum level for the South side, which also meets Latvian construction standards LBN 211-08 for light transmission through windows.

Shafts:

Incoming water filtration and cleansing equipment is installed in the building. Water meters are installed in every apartment, but the readings may be performed from staircases, not to disturb the tenants. All pipes are insulated; all shafts are soundproofed to avoid unnecessary noise and heat losses. Main water supply pipes are made of stainless steel with transitions to Uponor PE-X pipes. These pipes are corrosion resistant; hence, you can expect higher quality of water. For sewage, long-lasting cast-iron pipes are used.

Floor Slabs

Floor slabs are monolith concrete structures, unlike cheaper traditional hollow floor slab panels. Posttensioning system with steel rods has been used for erection of the slabs, enabling to increase the distance between load bearing columns. Two layers of sound insulation greatly reduce noise and vibration that may come from neighbours.

Basement:

The building foundation is reinforced concrete piles, which rest on dolomite layer 30 meters deep under the ground; thus almost excluding settlement of the building and walls fractures. Reinforced concrete piles also form the supporting structures of the underground parking area. The building structure has been preserved for almost two years to avoid possible further deformations.
